If you have happened upon this page or are new to Blackhawk Luxury Homes, I'm here to tell you a few facts about the community. There are so many great features, ammenities, clubs, social groups and of course all in a luxury home setting located in the East Bay of San Francisco. Blackhawk has been known to house a celebrity or two over the years, due to the proximity to the city and the safety of the secure 24/7 gated community. You will even find gates beyond the gated community! There are so many reasons that one would want to call Blackhawk home, so lets start here!

Location & Status

Blackhawk is an unincorporated, planned community in Contra Costa County, California, located on the east side of Danville, California. The community is subject to county jurisdiction, plus a homeowners association, also known as an HOA, for the planned development areas. It’s nestled in the hills at the base of Mount Diablo and surrounded by breathless views and open space.

Community & Neighborhood Structure

Blackhawk is divided into 6 communities plus the central community located all around the Blackhawk Country Club.

Hidden Oaks consists of 206 homes and in 1978 was the first Blackhawk community to be completed. Most homes are on half-acre lots.
Oakridge consists of medium-sized homes ranging from 2000 to 3,000 square feet, though a few large estates reside on the top of a private court.
Saddleback is home to some of the most lavish homes in the entire Blackhawk development, most lots being no less than 5 acres in size.
Silveroak is an upscale condo complex.
Silver Maple is designed around one of the main Blackhawk Country Clubs's golf holes, though no roads connect it to the rest of the main Blackhawk Country Club. It consists of approximately 110 custom homes between 2500-5000 Square Feet.
Blackhawk Country Club ("Main Gates") is the largest of the six communities.

The Homeowners Association covers about 2,027 homes/sites, with private gates, private roads, and shared amenities. You will also find intentionally preserved open space and high-quality landscaping.

Amenities & Lifestyle

At the heart of the community is the Blackhawk Country Club.

Opened in 1979, Blackhawk Country Club is a highly exclusive 4,800 acre country club community at the base of Mt. Diablo.

In the middle of Country Club West is the 6,904 yard Lakeside golf course, designed by Bruce Devlin and Robert Von Hagge. The Lakeside course hosted the LPGA Challange, an event on the LPGA Tour from 2005 -2010. The newer 6,700 yard Falls golf course, designed by Ted Robinson, winds through Country Club East. Blackhawk's Tennis Club includes 20 tennis courts, a clubhouse and a pro shop. The Blackhawk Swim Club includes a competition-sized pool, a spa and dressing rooms and offers instructional programs. The 25 acre Sports and Recreation Center includes basketball courts, outdoor volleyball courts, a children's play park, Olympic-sized pool, sports fields that include Tennis and Pickleball and an amphitheater.

Nearby, find exquisite Retail & dining: The “Blackhawk Plaza” shopping area offers restaurants and shops plus residents love that Blackhawk is just a short 5 minute drive into both downtown Danville as well as San Ramon.

Schools & Services

Blackhawk falls under the San Ramon Valley Unified School District (SRVUSD) Fire protection & emergency services are provided by the San Ramon Valley Fire Protection District, which covers Blackhawk and surrounding areas.

Security: The homeowners association maintains a 24-hour gate attendants for their portion of the development.

Housing & Market

Homes in Blackhawk are typically large, luxury style; many estates, custom homes, expansive lots. There are also townhomes/condos in some of the sub-communities, but the prevailing theme is upscale single-family homes.

Pros & Considerations

Pros:

High quality, upscale living with many amenities (golf, recreation, landscape)
Scenic environment, open space, hills and views
Strong school district + robust infrastructure
Gated/controlled access in many parts of the community

Considerations:

High cost of entry (homes are very expensive compared to many other areas)
Because it’s unincorporated, local governance may differ from an incorporated city
Being in a hillside area near open space may mean you’ll want to check for things like wildfire risk, topography, etc.
Gated communities mean there may be more rules (HOA fees and regulations) than in non-gated neighborhoods
